1. Agreement to Terms

These Terms of Service ("Terms") constitute a legally binding agreement between you ("Guest", "Client", or "User") and Storypulsecrossrods Nordic Hospitality AB ("Company", "we", "us"), governing your use of our website located at storypulsecrossrods.baby and any reservation contracts executed for our Nordic glass cabin retreat.

By browsing this website, requesting a reservation inquiry, or confirming a booking, you explicitly acknowledge having read, understood, and agreed to be bound by all stipulations in these Terms.

2. Reservation, Confirmation & Payment Policy

All bookings at Storypulsecrossrods are subject to formal confirmation by our concierge team:

• Deposit Requirements: A 50% non-refundable advance deposit is required upon confirmation of reservation dates to guarantee cabin allocation.
• Balance Settlement: The remaining 50% balance must be settled no later than 30 calendar days prior to scheduled check-in.
• Last-Minute Bookings: Bookings executed within 30 days of arrival must be paid in full at the time of confirmation.
• Currencies: All standard pricing is quoted and charged in Euro (€ EUR) or Swedish Krona (SEK) including applicable Swedish Value Added Tax (Moms).

3. Cancellation & Modification Conditions

Due to the intimate, ultra-low-density nature of our retreat (operating strictly five private suites across 140 hectares), our cancellation policy is applied without exception:

• Cancellations made 60+ days prior to check-in: Full refund of deposit less a €150 administrative processing fee.
• Cancellations made between 30 and 59 days prior: 50% deposit is retained; any additional sums paid are refunded.
• Cancellations made under 30 days prior: 100% of the total reservation cost is non-refundable.

We strongly urge every guest to obtain comprehensive international travel insurance covering medical interruptions, adverse sub-arctic weather conditions, and travel disruptions.

4. Estate Rules & Environmental Respect

Our sanctuary operates under the Swedish principle of Allemansrätten (Right of Public Access) coupled with strict environmental conservation duties:

• Quiet Sanctuary Protocol: We enforce an absolute quiet policy between 22:00 and 07:00. Amplified sound systems or disruptive gatherings are prohibited.
• Glass Facade & Structure Care: Guests must refrain from utilizing abrasive materials or mounting accessories to the electrochromic glass panels. Any intentional or negligent physical damage will be charged to the guest's billing card on file.
• Fire Safety: Open fires are strictly restricted to designated granite hearths and supervised wood-fired saunas. Smoking is entirely prohibited inside all glass cabins.

5. Intellectual Property Rights

All architectural drawings, photography, branding marks, logos, vector icons, copy text, and digital assets published on storypulsecrossrods.baby are the exclusive intellectual property of Storypulsecrossrods Nordic Hospitality AB. Unauthorized reproduction, scraping, or commercial duplication is strictly prohibited under Swedish and international copyright statutes.

6. Limitation of Liability

Storypulsecrossrods Nordic Hospitality AB, its directors, and staff shall not be liable for any indirect, incidental, punitive, or consequential damages resulting from weather-induced natural phenomena (including absence of Aurora Borealis displays, heavy blizzards, or frozen waterways), unforeseen flight delays, or personal belongings left unattended on estate grounds, to the fullest extent permissible by Swedish law.

7. Governing Law & Dispute Resolution

These Terms shall be construed and governed strictly under the laws of Sweden. Any legal disputes arising in connection with these Terms or your stay shall be submitted to the exclusive jurisdiction of the District Court of Skellefteå (Skellefteå tingsrätt), Sweden.
